our process

Design becomes a process of integrating some key ingredients… program and environment and finding a unique solution. On all of our projects we listen to our clients needs, then together with our clients, create a design that is distinctive and fits their goals.

Our full service approach to architecture gives our clients added assurance that we will handle any size project both confidently and completely. We not only strive to be a full service architectural firm, but excel in project development, zoning and approval processing and building permit expediting, and this provides relief from the time consuming development issues that can overwhelm the client with a full work load.

Working with Cynthia Zahoruk Architect Inc. on a typical project usually involves six phases in sequence, although some projects will require combining or additional steps. 

The six phases are:

1. Pre-design and Programming
Deciding what to build (program) and establishing a budget and schedule.  Your program is actually the “problem” for which we will work with you to develop a solution.  Before beginning any design work we will assess the reasonableness of your expectations.

2. Schematic Design
The focus at this stage is on creating a coherent solution that encompasses the project as a whole, investigating general arrangement of rooms, site constraints and opportunities, and spatial relationships.  Through a circular process of sketching, discussions and revisions we will develop a final design which achieves your goals.

3. Design Development
Specific size, layout and character of the building and site are further developed and refined at this stage.  Feature elements such as stairs, cabinetry, reception areas, equipment and finish quality are designed in more detail.

4. Construction Documents
At this stage the design is translated into the technical language of the contractor, in order to obtain permits and accurate bids from contractors.  The construction documents are, in effect, detailed assembly instructions for your building and will include site plan, foundation plans, floor plans, building sections and wall details.

5. Contract Administration and Post Construction
We can assist clients in obtaining competitive bids or negotiated proposals from a selected list of general contractors.  We can also assist you to prepare the construction contract.  We provide construction phase field services to determine that the contractor is building the project in general conformity with the design concept and specification.

6. Client Takeover & Warranty Review
Prior to occupancy, We will inspect the building to determine that it is complete and ready for use, and that the contractor is entitled to final payment.  We help the client ‘take over’ the completed project and show the client how to use the building and equipment.  We can also arrange a 12-month follow-up inspection to evaluate whether the building is being properly used and maintained.
